Emergency Maintenance is an issue that occurs after hours and requires immediate rectification for the safety of all owners and residents, or an issue with the building that will cause further damage if not addressed immediately. 

In case of an emergency such as fire, injury or theft, please call 000 immediately.

For an after-hours emergency, an Owner may choose to contact their Strata Company insurer directly, in order to have an assessor attend. Details of your Strata Company insurance provider are detailed and distributed annually in the Notice of Annual General Meeting documentation.

If you are a tenant, you are not authorised to arrange repairs without permission from the owner of the unit. Please contact the person you pay rent to (either owner or property manager) and report the matter directly to them so they can action.

Who covers the cost

Some contractors will invoice the Strata Company directly depending on the works required. However, it may be requested that the owner pays for these services on the spot. Owners may seek reimbursement from the Strata Company.
Please Note:

  • The Council of your Strata Company reserves the right to refuse payment of after-hour invoices if they are considered to be non-urgent.
  • If the cost of this service is deemed to be the lot owners responsibility, the fee will be on-charged to them.

If you are an owner or Property Manager, please see the below list of contractors which can be contacted directly after-hours. ESM reserves the right to refuse payment of after-hours invoices if they are considered to be non-urgent.  Please note that if the cost of this service is deemed to be the lot owner’s responsibility, the fee will be on-charged to them.

Recommended contractors 

Below is a list of suggested contractors, should any of these not be available you can arrange a suitably qualified alternative. Please advise ESM Strata of any action taken as soon as possible.
Please note, whilst these contractors will endeavor to be available for afterhours work, prior bookings and schedules may impact that availability at any given time.  If you cannot make contact with listed suppliers, try another contractor of your choice.

URGENT SECURITY GATE        
Look for a manual override key and contact the authorised gate technician.
Note: Gates stuck open are considered non-urgent.

authorised lift technician for assistance.

Refer to  signage on the gate, and contact the specified contractor directly.
