What is sustainability infrastructure and how does it apply to my building?

The term Sustainability Infrastructure can be thought of as ‘Green’ or ‘Smart’ concepts used to achieve a better result compared to outdated methods of achieving the functionality desired in a building.

Previously, Strata Companies were restricted when altering or improving common property. They were only allowed to use strata funds to maintain, repair, renew, or replace.

The amended act now states that Strata Company's will now be empowered to improve the common property.

Sustainability infrastructure can be more than just solar panels and not as nearly as costly. You can upgrade the lighting to install energy-saving LED lights, install bike racks to encourage residents to ride their bikes more, introduce green spaces (veggie patch or edible gardens), wastewater recycling and even rainwater tanks.

Your next step should be to contact the Council of the Strata Company for your complex or ESM Strata, who can assist in getting your project started.


Example Case:

Mary wanted to make her complex a little more environmentally friendly and had a few ideas on how to make this happen. Mary then contacted ESM Strata who got in touch with the Council of the Strata Company to consider the improvements. The Council of the Strata Company were in favour of the improvements, and as they met the requirements they were able to proceed without taking too long.
